FAQs

Common Questions For Tim

What is a mortgage pre-approval?

A mortgage pre-approval means the first evaluation of your creditworthiness as the borrower. The mortgage lender will check your credit report and verify other information you provide during the loan application.

A mortgage pre-approval will help you understand the amount of loan you can afford. An affordable mortgage loan means less or no financial constraints during the repayment period

A mortgage pre-approval is also a way to show your trustworthiness as the borrower. A confirmation of your reputation to the lender will make it easier for you to get the home loan you desire.

Lastly, a mortgage pre-approval will make your negotiations easier. For instance, you can ask the mortgage lender to cater to your closing costs as part of your loan cost reduction.

What are the benefits of shopping at multiple lenders?

When you only get the prices from one lender, you may not have the best opportunity to save on your mortgage. Taking a small hit to your credit score will not make a big difference when you are saving thousands of dollars by finding a smaller interest rate or an improved approval amount for your loan.

Seeing the different lenders also gives you an idea of the average amount you will be approved for. You will have a bigger picture of your mortgage opportunities and also have the chance to look at different types of loans, like a First-Time Home Buyers program.

Why should I avoid big purchases when buying a home?

If you plan to purchase a home in a few months, avoid making large purchases before and after applying for a mortgage. Making large purchases could increase your debt, translating to a higher debt-to-income ratio.

And one of the factors the lenders will check during mortgage application is your debt-to-income ratio. This ratio shows how much of your monthly income goes into paying debts, and a lower ratio is desirable when applying for a mortgage.

Even if you’re paying for the big purchase in cash, you can still jeopardize your mortgage application process. If the purchase drains your savings, you may end up having less capital, adversely affecting your mortgage approval.

What is a home inspection?

A home inspection is an assessment of a property’s condition. A professional will look at the property’s structure and systems to determine their current state and identify potential problems. The inspector will produce a report detailing their findings, which you can use to make informed decisions about the property.
