Jacob Lilley brings a strong background in real estate-adjacent industries to his work as a Loan Officer, where he’s passionate about helping people in Livingston, Montana and the surrounding areas achieve their homeownership goals. After transitioning from managing vacation rentals to joining the mortgage industry, Jacob served as a Loan Officer Assistant with Caroline Roy beginning in 2021. Now, as a Loan Officer himself, he’s proud to be a knowledgeable and accessible resource for local homebuyers navigating the mortgage process.

Jacob finds the most fulfillment in making the mortgage world less intimidating for his clients. He believes that clear communication and genuine support can make a meaningful difference during such an important life milestone.

Outside the office, Jacob is an avid outdoorsman. He’s especially proud of completing a 30k mountain race in Idaho and spending 19 days in the Montana backcountry renovating a Forest Service cabin. Whether he’s trail running, hiking, camping, or birding, Jacob finds joy and inspiration in nature—and he brings that same passion and commitment to his work with the Livingston community.

Common Questions For Jacob

Should I get pre-qualified before starting my home search?

Yes, you should!  Having real numbers to work with is empowering and helps take the guesswork out of what to expect on what may be the biggest purchase of your life.  Plus, realtors in Livingston and Bozeman will jump at the chance to show you homes when you let them know you are already pre-qualified (and many won’t show you a home until you are!)

How quickly can I get pre-qualified?

I can get you pre-qualified in the same day you apply! I make it a priority to get clients ready to go as quickly as possible so they can turn their focus to finding the perfect home.

I don’t have much saved for a down payment. Are there options for me?

On conventional loans, you can put down as little as 3% with HomeReady or HomePossible.  USDA and VA offer no down payment and FHA will accept as low as 3.5%.  I’ll help you figure out what loan program works best for your situation.

I have a new job and I’m moving to Montana. Will I be able to get a mortgage?

I work with new employment all the time.  Depending on the nature of your job offer, I can usually use your offer letter to get you pre-qualified.  I can even close your loan prior to your start date as long as your offer terms work with our underwriting guidelines.

I’ve always worked with local banks in the past. How are you different?

While they are typically a small part of a bank’s operations, mortgages are all I do and that reflects in my experience, our operations as a company, and in the level of service you’ll receive.  Also, banks will often have overlays unique to them that may limit their flexibility and the types of loans they’ll take on.

What options do you have for first-time homebuyers?

I love helping clients purchase their first home!  Many are surprised to learn that they fit well within more conventional loan types.  There are also other ways to help first-time buyers, like having parents or family cosign or providing gift funds for the down payment.  Otherwise, we can utilize programs like HomeReady and HomePossible along with more local options like Montana Board of Housing.
