Meet Chris

Chris has been in the mortgage industry since 1993 having been in many roles ranging from origination, processing, underwriting, owner of a mortgage company and manager/AVP at banks. His specialty in VA, Renovation Lending and 1st Time Home Buyers has enabled him to help many borrowers over the decades. His work ethic and drive, passion and ability to help others achieve their dreams have led to many to choose his expertise in the past and in the future should they need additional services.

Chris is an avid hiker, turtle rescue volunteer and dog dad of 3 fur babies in addition to his hobbies of gardening and travel.

Working out of the Raleigh branch and Corporate office, Chris happily services all of NC as well as the Southern NC Islands. Having come from a military family and 3 sons serving, he understands the processes that military families, enlisted, separated and retired persons travers and can communicate accordingly.

Common Questions For Chris

What’s the difference between pre-qualification and pre-approval?

A pre-approval which is preferred by sellers and listing agents verifies credit income and assets, where as a pre-qualification is based off of just application information normally.  A pre-approval has a much larger success in approval than a pre-qualification.

How much home can I afford?

How much home you can afford is based off of your gross income that is calculated in comparison to your future house payment and current monthly debt obligations based on qualifying. In my personal opinion, what you desire to pay monthly also decides on what you can afford.

What credit score do I need to buy a home?

While typical lending has a minimum credit score threshold of 600, there are programs that can allow for lower credit scores with other contributing factors. Down Payment Assistance programs usually require 640-660 depending on the program.

How much do I need for a down payment?

There are programs that do not require a down payment such as VA and USDA, as well as programs that do require a down payment such as Conventional and FHA. For purchases its possible to obtain Down Payment Assistance to offset this.  Investment and second homes typically require 20% down payment.

How long does the mortgage process take?

This would depend on the program and complexity of the purchase, but typical timelines range from 21 to 30 days.  Some Down Payment Assistance and Rehab/Renovation Loans can take upwards of 45-60 days for finalization.

Should I get pre-approved before talking to a real estate agent?

Not necessarily, a conversation can be had but to be serious in looking at homes or making offers most agents and sellers will require you to be pre-approved prior to viewing or submitting offer.
